Wanaka is a resort town on the South Island of New Zealand. This was a new market for me and I spent two years researching and testing the market by making low ball offers and looking at every property that was listed and than some. The real estate market was declining when I purchase this prime lake front property. There were two lots by right, and I spent 2 years getting the approval for a 4 lot subdivision which was very difficult because of the proximity to the water. This property was the closest property to Lake Wanaka. Probably the best water access as compared to every other property located on the Lake. The views were unmatched and I knew these lots would be very desirable at a more affordable price point ( as the NZ market is not as affluent as most resort markets). In order to make the numbers work, I needed to subdivide into 4 lots, opposed to the 2 lots (as of right).
